Tenitto Contact

Property management for landlords with a handful of rentals.

Keep the rent, the leases, the repairs and the dates in one place, without paying for software built for large property management companies. It was built by a working landlord who uses it every day to run their own rentals.

Ask about early access

Status: early access. It runs today on the developer’s own properties in Illinois and is not yet open for general sign-up. Write to us to be told when it is, or if you’d like to talk about how it could work for you.

What it does

Rent and ledgers

A ledger for every tenancy. Rent and late fees post on schedule, reminders go out by email, and balances are always current.

Online rent payments

Tenants pay by bank transfer straight to the landlord’s own account through Stripe. The money never passes through us, and payments post to the ledger automatically. Launching soon.

A tenant portal

Tenants sign in with an emailed code, with no passwords to forget. They see their balance and statements, pay rent, and report problems with photos.

Maintenance with a permanent record

Every request keeps a timestamped history of what was reported and done. Tenants see updates, and you can print the history if you ever need to show it.

Leases and e-signature

Use the built-in lease or bring your own Word document with fill-in tags. Send it for signature with every signature and initial box placed for you.

Deadlines and inspections

Lease ends, insurance renewals, equipment service, and routine inspections you schedule yourself, with the notice to the tenant written for you.

Inspection reports

Walk each unit with a checklist, add notes and photos, and keep a locked report. Repairs it finds turn into a follow-up email to the tenant.

Tax time

One spreadsheet for your accountant: income and expenses by property, set up the way a rental tax return is filled in.

Who it’s for

Owners of a few houses or small buildings who manage them themselves, and who are tired of spreadsheets, scattered email and paper. It isn’t built for large management companies with hundreds of units and staff.

Who’s behind it

Apex North Properties, LLC is a small landlord in Illinois. The software started as our own tool and grew from real problems: a late fee that had to be exact, a repair record that had to hold up, an inspection notice that had to be on time.
